Although things are not quite the feeding frenzy we've seen the last couple of years, buyers are still competing for their dream home because inventory is still so low. How can you make your offer stand out above the rest? I have three tips to get your offer accepted! Hi, I’m Tara Powell with the RE/MAX NC Coastal Team and we have sold over $90 million worth of residential property helping tons of buyers get their dream home so I know how scary and exciting that it can be. It’s our job to help you get your dream home.
Here are a few tips to help you stand out from the crowd. Number one, make sure you’ve offered a competitive price on the home, for homes that are priced right there are sure to be plenty of offers on that home you are wanting. Our recommendation is for you to offer your "no regrets" offer. Meaning, what offer terms would make you sleep well at night knowing you put your best foot forward and just just didn't win?
Number two, consider putting down a larger Due Diligence Fee and Earnest Money Deposit. It shows that you are serious and also tells the sellers that you are more likely qualified to purchase. Please remember though that the due diligence fee is non-refundable if you walk away from the contract so we will talk you through the risk/benefit of offering a due diligence fee. What if you don’t have enough money for a large down payment? Well, maybe you can offer better terms? For example, maybe you’ve seen the inspections and feel confident the house is in great shape, you could let the seller know you will not be asking for repairs. Or, work with your lender to be fully underwritten so the seller can be confident that you can close on your loan. We will also be asking the listing agent if the seller has other needs. For example, maybe they need to rent back for a short time while they move or they need an extended closing date. These are all ways to make your offer look stronger without spending more money.
Number three, work with an agent who is in contact with their agent consistently, helping to make you stand out in the eyes of the agent. Your agent should be someone other agents have had a good experience working with in the past. Believe it or not, that can be what seals the deal.
